Cost & credit
What does it cost?
Your picture is free — the questions, the math, and the explanation of where you stand. If you later choose the credit-building program, it has fees, and they follow one hard rule: you are only ever charged after work is performed, never in advance. You'll see every fee in a written agreement before anything starts.
Will this affect my credit score?
No. With your written consent, we use a soft credit check — the same kind you trigger when you check your own score — and soft checks never affect your credit. We don't do hard pulls. The only hard inquiry in your journey happens much later, with a lender, when you actually apply for a loan with your licensed loan officer.
What we are — and aren't
Are you a lender? A broker? An agent?
None of the three. We don't lend money, broker loans, or represent you in a purchase — and our software never makes a loan recommendation. Our job is to prepare and explain: organize your file, compute an educational picture, and surface eligible options ranked by objective criteria. Licensed loan officers recommend loans; licensed real estate agents handle homes. We hand them a well-prepared file, and they take it from there.
Do you guarantee I'll be able to buy a home?
No — and please be wary of anyone who does. Everything we produce is an educational estimate, not a credit decision, loan offer, or commitment to lend. What we can promise is honesty about where you stand, the specific levers that would improve your picture, and a prepared file when you're ready to sit down with licensed professionals.
What does “not yet” mean?
It means the math, run honestly on today's numbers, says today isn't the day — and that's all it means. “Not yet” always arrives with the why (which lever is holding the number back) and a path (what would move it). For many people that path is our credit-building program; for others it's simply time and savings. It is a plan, never a verdict.
What protections come with the credit-building program?
- A written agreement that spells out the services and every fee before you sign.
- A three-business-day right to cancel after signing, no questions asked.
- No fees before service — you're only charged after work is performed.
- Milestones you can see: your portal shows exactly what's been done and what's next.
How do you make money?
Plainly: two ways. When your file is ready, licensed professionals — loan officers, agents, title teams — pay us for the prepared, documented package we assemble with your consent. In some markets we also act as the buyer's agent ourselves, earning a standard commission when you buy. The credit-building program charges its own fees, after service. What we don't do: sell your raw data, or take payment for steering you to anyone.

What do you ask for, and why?
Only what the math needs. Income, monthly debts, and savings set your affordability range. Household size and current rent give the numbers context. Your wishlist and timeline shape which homes are worth showing you. And the permissions step collects your explicit consent for the soft credit check and secure document handling. Nothing is collected to build an advertising profile.
Who sees my data?
You and the team working on your file. When licensed professionals receive your package, they see a curated summary of your prepared file — never your raw credit data, uploaded documents, or underlying analysis. Documents are shared with the licensed professionals working on your file only under the consent you grant at the start, which you can read before checking the box.
What goes into the math — and what never does?
Documented finances only: income, debts, savings, and credit information from your consented soft check. The formulas are deterministic and versioned — the same rules, in the same order, for everyone. What never goes in: your name, your neighborhood, or anything about who you are rather than what your finances document.
What happens after I hit submit?
Our team reviews what you shared, and we may follow up to understand your income or goals a little better. Then you get your educational picture — what may be within reach and why — along with your path and portal access. When your file is ready and you want to move, licensed professionals step in for the recommendations and the transaction.
